Fremont Terrace
Fremont Terrace is a mixed-use, high density development that consists 114 residential units, 46 units of which are for-sale townhomes and 68 are affordable and market-rate apartments. The residential development is situated above a 23,500 square foot neighborhood grocery store.
The Fremont Terrace project design recreates an older, denser pattern of mixed-use urban design and serves as an example of better planning for smart growth. The design incorporates a great array of ecological design strategies including the creation of a pedestrian-friendly, walkable community; energy-efficient design and systems; the incorporation of innovative recycling and waste reduction programs; the utilization of materials that minimize ecological damage; and a design that encourages community interaction through incorporation of features such as front porches, accessible community center and programs, and play areas for community children. The project also features enclosed commercial and residential parking, elevated courtyards, a community fitness room and community garden.
The proposed project is designed to meet the planning objectives of the Capitol Area Plan and its subcomponent, The Capitol Park Neighborhood Design Plan ("The Plan"). As a part of the final comprehensive design plan the development team would undertake a dialogue with the surrounding neighborhood so that Fremont Terrace reflects the community's vision as well as responds to a larger scale need for more ecologically and socially sustainable patterns of living.
