Library Lofts
The Library Lofts project is a stepped, 21-story mixed-use building that redefines the old B of A block. Approximately 295 for-sale residences are placed over 30,000 s.f. of office space and 5,000 s.f. of retail and cafe space wrapping a 450-space parking garage.
The Library Lofts fills the missing corner of the beautiful 'green district' of the City's most civic boulevard: I Street between the new EPA courtyard and 7th Street. This 'green street' is created by the historic landscape setbacks of City Hall, the Library, the Central Post Office, the County Plaza and most importantly, Cesar Chavez Plaza. Each of the setbacks is a piece in a series of beautiful landscape elements that form a 'green street' along three blocks of I Street. The civic park blocks of I Street create a haven for pedestrians within the concrete environment of the City.
The development of the Library Lofts will be very sensitive to both the immediate environment and the City. The construction specifications for the building will use efficient and minimal environmental impact systems with materials that require minimal to no additional costs beyond conventional construction.
Particular attention is paid to durability and indoor air quality. Energy use represents a significant portion of a building's operating costs, so common areas will feature energy-efficient lighting, and super efficient air handling systems. Energy-Star rated appliances and sub-meters will also significantly reduce overall energy expenditures.
